This is an opportunity to join Ahumahi Property at its beginning and help shape its direction and culture. You will play a leading role in securing investment and leasing opportunities, building an industrial property portfolio that supports South Island businesses and delivers value for generations.
Our Client
Ahumahi Property is a South Island industrial property development and investment company launched in September 2026. Its three equal shareholders combine substantial capital and land holdings with proven development experience.
Ngāi Tahu Property is the property development and investment company of Ngāi Tahu. Carter Group is a multi-generational family property business with extensive South Island interests. ACC Investments is one of New Zealand’s largest investors, investing to help fund the long-term cost of injury claims.
Ahumahi Property develops serviced industrial land for sale and purpose-built premises for lease, retaining selected assets for long-term investment. Its initial developments comprise approximately 200 hectares across Pound Road in Hornby, Ryans Road near Christchurch Airport and Two Chain Road in Rolleston. These locations cater for smaller owner-occupiers through to major logistics, warehousing and industrial operators.
The company’s approach reflects shared values grounded in care for the land, the environment and people.
The Role
Based in Christchurch, you will report to the General Manager and help shape Ahumahi’s commercial strategy. In this newly created role, you will lead investment and leasing transactions across its initial developments, with scope to pursue further opportunities throughout Te Waipounamu.
Working directly with prospective tenants and occupiers, you will understand their requirements and translate them into commercially sound design-build-lease proposals. You will build and convert a pipeline of opportunities, undertake financial analysis and negotiate agreements that generate sustainable income and capital growth. Close collaboration with delivery teams will ensure projects can proceed on the terms agreed.
The position offers access to the networks and expertise of Ahumahi’s shareholders. Working with their representatives, the Board and senior decision makers from major occupiers provide scope to broaden your commercial perspective and develop valuable connections. Relationships with agents and advisers will also be central to establishing the company’s market profile.
This is a hands-on commercial leadership position, rather than a construction or project management role.
Skills and Experience
To succeed in this role, you will bring a track record of originating, structuring and negotiating design-build-lease or leasing opportunities through to execution, gained with an industrial developer, investor or asset manager. You will have strong commercial and financial acumen, including forward modelling of development and investment returns, and a clear understanding of how lease structures drive sustainable income and long-term value.
Established industrial property networks and the ability to communicate confidently with occupiers, agents, shareholder representatives and the Board are equally important. You will bring sound judgement, the confidence to challenge assumptions and the drive to see opportunities through to completion.
The role will suit someone who enjoys contributing ideas in a newly established organisation, is curious about the sector’s future and balances immediate commercial results with the lasting value of each development and tenancy.
A tertiary qualification in property, valuation, commerce, finance, law or a related discipline is desirable.
